Renovation Electrical — What to Plan With Your Builder Before the Walls Come Down

The electrical scope on a renovation is one of those things that often gets sorted "as we go". The builder pulls the lining off, the sparky shows up, decisions get made on the spot, and three weeks later somebody works out that the new kitchen island doesn't have power to where the dishwasher needs to go. That's expensive to fix.

Most of the renovation electrical headaches we see in Waikato homes — Hamilton, Cambridge, Te Awamutu, Pukekohe — start at the planning stage, not the install stage. This post is a short checklist of the conversations to have with your sparky and builder before the walls come down.

Get the switchboard checked before you start

If you're spending money on a renovation, you don't want to find out three weeks in that the existing board doesn't have capacity for the new circuits. That's a stop-the-job conversation. A 20-minute look at the existing board tells the sparky how many spare circuit positions there are, whether RCDs are in place or need adding, whether the mains can carry the new load, and whether the board itself needs lifting before the new work goes in.

Walk the house with plans and a marker pen

The best renovation electrical scoping happens with the homeowner, the builder and the sparky in the house, looking at the plans, marking up where things will actually go. Not where the plans show them — where the family will actually use them.

Where will the bed be in each bedroom? Bedside switches and USB outlets need to be on the right side. Which way will the new kitchen open? Cupboards, appliance positions, island location — all change the wiring. Where's the TV going? And the speakers? And the Wi-Fi mesh node? Will there be a home office in this room? How many monitors, printers, charging stations? What about the laundry? EV charging? If there's any chance of an electric vehicle in the next few years, run the cable now. Outdoor lighting and power for decking, pergola, garden, sleepout, pool — sort it before the walls go up.

A 30-minute walk-through with a marker pen will catch 90% of the decisions that otherwise cost money to fix later.

Decide on switching style and finish early

Switches and outlets are now a finish decision as much as an electrical one. Standard plastic, brushed stainless, matte black, hidden behind the cabinetry — they all need to be specced before the gear is ordered. Mixing styles room to room looks tatty. Picking the style at sign-off when half is already in is expensive.

Same for downlight type and colour temperature. Warm white in the living rooms, cooler in the kitchen and bathroom is the usual approach.

Plan for what you can't see

Wi-Fi mesh nodes need power and ideally an Ethernet drop. Hard-wired smoke alarms are required by code for new circuits in many cases. Heat pump cable runs — the head unit and the outside unit need to be connected with the right cable. If the walls are open, run it now. Solar-ready conduit — even if you're not installing solar yet, a length of conduit from the roof to the switchboard is cheap to put in during a renovation and expensive to add later.
